Our Area Knows Storms
Between Rita, Ike, Harvey, Imelda and the storms of 2020, a lot of homes around Beaumont have flooded or taken wind damage at least once. Not every repair was done right, and some were never finished. If you're living with the after-effects, or own a damaged house you can't afford to fix, you're not alone.
Problems We See (and Buy Anyway)
- Houses that flooded, were gutted to the studs, and never rebuilt
- Mold from past water intrusion
- Roof damage still under a tarp
- Denied, underpaid or stalled insurance claims
- Homes in flood zones with high flood insurance premiums
- Half-finished or do-it-yourself repairs
Why Not Just Repair It and List It?
Storm repairs are expensive and slow. You may wait weeks for a contractor, deal with permits and mold remediation, and keep paying the mortgage, taxes and insurance the whole time. Even after repairs, many buyers and their lenders get nervous about flood history. Selling to us lets you skip all of that. We take on the repairs and the risk.
Do I Have to Disclose Flood Damage?
In Texas, the standard seller's disclosure generally asks about past flooding, flood insurance claims, FEMA assistance, and whether the house is in a floodplain. When you sell to us, we're buying with the damage in mind, so being upfront just makes the process simpler.
What About My Insurance Claim?
In many cases you can sell even with an open claim. How the claim proceeds are handled depends on your policy and, if you have a mortgage, your lender, which is often named on insurance checks. Talk to your adjuster, and tell us where things stand so we can work around it.
We're real estate investors, not attorneys or tax professionals. This is a general overview of what we commonly see, not legal or tax advice.
